01

ACCURATE VALUATION

Your aim should be to let your property at the best price possible and in the shortest possible time. Our team of expert valuators have unsurpassed knowledge of property values in your area.

This is why we consistently achieve the asking price across all our clients' properties.

02

SELECTING A LETTING AGENT

When choosing a letting agent, consider if they are regulated by a Redress Scheme, as well as members of HMRC Supervised Money Laundering Scheme.  These is critical as it safe guards landlords and tenants from rogue agents.  We are happy to say Eden Estates are regulated by the Property Ombudsman and have partnered with Client Money Protect.

You should also check if your agent will organise the legal requirement of an Energy Performance Certificate(EPC), Gas Safety checks and Electrical Certification (EICR) on your behalf or if you need to arrange these yourself? You are responsible for making these document available to prospective and future tenants. Eden Estates will arrange this for you.

03

CONSIDERING A SHORT LET?

Letting your property for six months can be an ideal solution as you will benefit from the following: high returns on your property, rent paid in advance, flexibility of commitment, minimum void periods.  Eden Estates often deal with high quality corporate tenants.

04

BENEFITS OF CORPORATE SERVICES

Eden Estates assists corporate companies who are looking to find properties for their employees.

Letting your property through corporate channels has the benefit of a wide variety of applicants from reputable companies, willing to pay a premium for high levels of service and peace of mind.

05

CONSIDER PROPERTY MANAGEMENT

Property Management can be the key to obtaining maximum rental returns on your property. Many tenants insist on renting managed properties and are often prepared to pay a premium.

Your dedicated Property Manager will look after the general day-to-day management and more complex issues such as emergency repairs, collection of rent, transfer of utilities and more.

06

PRESENTING YOUR PROPERTY

Don't forget first impressions always count, making your property presentable is key to a successful let.

Address any maintenance required, add a fresh coat of paint where necessary and make sure the floor is clean.  You want to present your property as a blank canvas so that any potential tenant can immediately imagine themselves living there.
